What type and size homes does Panelized Building Systems build ?

We design and supply all sizes, types and styles of  homes: traditional, contemporary, colonial, secondary, vacation, etc. We will custom design the interior and exterior to suit your preferences.

Does Panelized Building Systems build "pre-fab" or "modular" homes ?

Absolutely not! We design and build only custom Designed, open panel homes. All exterior walls and roof trusses are 2 x 6's that we engineer to exact specifications at any one of our three plants.

Do we have to build one of the homes in your catalog  ?

No. We have designed our catalogs to feature over 120 design alternatives which we can alter at your request. We acknowledge that it is virtually impossible for us to have designed the perfect layout for you right down to the smallest of details. We will design and build from your own plans and/or ideas?

What about the quality of construction in your homes ?

We take great pride in our unique standard specifications and suggest that you familiarize yourself with them. We're sure you'll agree that most of our standards are normally optional upgrades and perhaps not available with other builders.

What if we do not own a building lot ?

Although we advertise "Custom built on your lot", we are continually working with prospective buyers who are in the process of buying a lot, or who may still be looking for the right lot. We also have access to available building lots in our marketing areas and would be happy to assist you in your search.

Is there financing available for my building lot and Panelized Building Systems home ?

Yes! Up to financing may be available to build your new Panelized Building Systems home. We first would get you pre-qualified with our permanent mortgage lender to determine the monthly mortgage rate that is right for you. We have many lenders and programs available to meet every individual's needs. Based on the permanent mortgage commitment amount, we will lend you up to that amount as a short term "construction loan" through the Milo Corporation. Depending on your personal financial situation, up to financing may be available including your building lot! Panelized Building Systems also has "material package only" sales available.

What are the price ranges of your homes ?

Our prices, excluding land, will range from $50,000 to over$250,000 depending on the size, style and design. We make every effort to design a home within your budget.

What does it cost per square foot to build a Panelized Building Systems home ?

This commonly asked question has no answer for custom homes and is not recommended when shopping for price. Specifications and style vary too widely and design can impact the actual cost too much to provide a fair competitive analysis. We bid all of our homes on an individual basis which insures a more accurate price quote.

Do your costs vary according to the area in which you're building ?

No. Regardless of where your home is built, the same price applies. The only adjustments would be due to local building codes, subcontractor labor and material rates.

Is there a charge for a cost estimate ?

No. We will provide you with a cost estimate free of charge. We only need to clarify what you want and expect in your new home.

Can we just hire you to design a home for us ?

Unfortunately no. We only offer this service to perspective clients who are seriously considering us as their designer / supplier.

If we meet with you, when do you expect a decision from us ?

There are three phases we go through prior to expecting any type of decision from you. The first phase is an informal meeting in our dealer's office to exchange information and discuss specific goals and objectives. The second phase is more design orientated to insure that the home we are discussing is within your preferred budget guidelines. The third phase, which involves a contract with us, is a final clarification of the design, finishing amenities and on-site costs. Regardless of how much time we need to finish each phase, we want you to be well-informed and completely comfortable with your decision.

How long does the building process take ?

It normally takes three to five months from start of construction to finish. It may take longer for a larger or more complicated design. We can better determine construction milestones upon finalization of the design.

What if we would like to do some of the work ourselves ?

We price all of our homes on a completed basis. However, we will be happy to work with you with our "Owner / Builder" program, turnkey or shell package programs.

What does it take to get started ?

When the design and price are acceptable, we require a minimal deposit with the contract. We will proceed with the preliminary drawing of your home and start to prepare the total lender package for your use. Depending on the date of your contract, you could have up to twelve months on your guaranteed price from Panelized Building Systems.
