million joint venture between the US and Brazilian offices.

2005-2007
Sr. Project Manager with
this Manhattan based developer. Brought in on a consulting basis to reorganize
and manage an ongoing 48 story, $85 million project after the partnership
between the owner and the Construction Partner dissolved. At this point, the
project had experienced five different General Contractors.
- Developed an operating
budget, based on industry standard coding, after an extensive process of
gathering existing data and the paid to date status of all the subcontractors
and vendors.
- Surveyed the project and
established a completion matrix of all (74) apartments.
- Developed and maintained
a completion schedule for the project.
- Successfully managed the
construction while the building was being sold and the apartments occupied,
while keeping the tension between residents and the trades to a minimum.
- Managed the project
finances, approving and distributing the final $40 million of the construction
budget.
- Delivered well finished
apartments to the owners with a minimum of punch list items.
Pulte Homes - Jersey
City, NJ
2003-2005
Sr. Project Manger,
recruited by national home builder Pulte, to finish a mid-rise, seven story, 74
unit $22 million project they acquired that had been taken through the
foundation stage and then allowed to sit for several years.
- Supervised remedial work
to bring the foundation back to specification and additional pile driving and
pile caps required to supplement suspect locations.
- Managed the in-house
process of finalizing the floor plans for the building and coordinated same
with the design professionals.
- Coordinated all aspects
of the applied façade system, including window and door detail, insulation
requirements, colors, logistics, crane placement and panel sequence.
- Initiated value
engineering the electrical distribution plan for the apartments from a
vertical to a horizontal design.
- Coordinated the final
civil engineering plan that included data from several engineers and two
different survey standards with conflicting data.
- Generated an operating
budget for the project, established a bidders list, bid out and awarded all
trade contracts.
Trammell Crow
Residential – Jersey City, NJ
1999-2003
Project Manager for this
nation wide apartment developer.
Assumed role of owner’s
representative on a partially completed, 324 unit, $54 million two building
mid-rise complex.
- Brought in after the
project was started, managed the General Contractor and protected the owner’s
interest as owner’s representative for the last $40 million spent on the
project.
- Coordinated the RFI
process and managed all other interaction between the General Contractor and
the design professionals.
- Approved all bank draws
submitted by the General Contractor.
- Personally inspected all
phases of construction as well as managed all third party inspections. Insured
the project was being built to the plans, specifications and appropriate
codes.
- Acted as liaison between
the General Contractor, municipal agencies and all utility companies.
- Walked each apartment
prior to and during an acceptance inspection by the owner’s management
representative. Managed the punch list process and turned over all apartments
on schedule.
As in house General
Contractor, built a 105 unit, $22 million mid-rise luxury condominium. This
waterfront project was Trammell Crow’s first venture into the for sale market.
This project was built on very challenging site from a logistics perspective: a
dead end street with water on two sides and a neighboring project being built on
a third.
- Bid out and managed all
trade contracts.
- Obtained all relevant
permits with the Building Department and all other municipal agencies, as well
as coordinating street and building layout with all utilities.
- Managed such diverse
activities as dynamic compaction for the entire site and a 200 ft. driven
pile, concrete and steel cantilever board walk at the water front.
- Helped the
superintendents develop and manage delivery and crane pick schedules, as well
as coordinating activities with the neighboring project.
- Introduced innovations
and methods to overcome the site limitations, including the use of a barge
mounted crane and partial completion of the building to allow for the
construction of an interior courtyard and pool.
- Coordinated elevations
and construction details between the integral poured in place concrete parking
structure, the wood frame residential construction and the stone and brick
façade.
- Interacted with the
sales team to insure the extensive option packages were installed as ordered
and delivered top end units to discerning buyers.

Project Manager for the New
Jersey regional office of this east coast apartment developer. As in house
General Contractor, built a 206 unit, $17 million apartment complex and finished
a 504 unit, $70 million project as the owner’s representative after the
original General Contractor abandoned the project.
Makshaff Limited,
Mawarid Construction – Riyadh, Saudi Arabia
Project Manager for the
construction of fast food stores, gas stations and labor camps. Managed
maintenance for office buildings as well transportation, housing and logistics
for 200 men.

Mr. Dix began his career in
construction in the early 70’s after attending university. He worked as an
apprentice electrician, laborer, carpenter and crew foreman before becoming a
superintendent and ultimately a project manager. He is adept with Microsoft
Word, Excel and Project as well as Timberline project accounting. He speaks
Portuguese in addition to his native English.
